  • Encroaching on a neighbor’s property is a civil matter. The township has no jurisdiction in these situations. Some suggestions to remedy the situation is to discuss the problem with the neighbor or send them a certified letter requesting that the limb be removed and notifying them that you will have the tree limb removed if no action is taken within a specified period of time. Any expenses that are incurred by this situation can be brought to civil court for a hearing to obtain reimbursement for those expenses.

  • The Township Tree Removal Ordinance is found in Chapter 57, Section 163 of the ordinances. This ordinance outlines the requirements for tree removal on all properties in the Township. Some tree removals are exempted from requiring a permit and they are outlined in the codes. If you have any questions or doubts about whether you are exempt, it is best to contact the office to allow us to determine whether a permit or exemption is deemed appropriate for your situation.

  • These flags are identifying where the communication / cable company, electric, gas, sewer, or water facility apparatus is located underground. All contractors and property owners who excavate a property are required to call the New Jersey One-Call Center at 800-272-1000 to request the utilities be marked. Excavation includes activities such as building construction, road repair, fence installation, landscaping, etc.

  • A zoning permit is required for any improvement performed on the outside of the house. Any improvement other than construction on your property (i.e., walls, fences, swimming pools, driveways) would at least require a zoning permit to determine if your project is conforming to the zoning requirements. When the area of disturbance exceeds 2,500 square feet or when retaining walls are required a grading permit is required prior to work starting. If the amount of new impervious cover exceeds 500 square feet, a grading permit may be required for the project due to the need to provide dry wells to compensate for the increase in runoff.  It is best to call the office when the work is being planned to determine if any additional permits are required. Failure to obtain the necessary permit will cause the work to be shut down and cause delays in your project.

  • When installing a pool in-ground or above ground, grading and zoning permits are required. A recent copy of the survey with the pool and patios accurately shown on the plan is also required. All of the pool, pool decking, and pool equipment is to be located in the building envelope. Building permits will also be required from the Building Department.
